Gas Safety Certificates
It’s recommended that everyone should have their gas appliances regularly checked by a Gas Safe registered engineer. The engineer may provide you with a certificate after carrying out the checks and this document is called a Gas Safety Record.
If you’re a homeowner
You are under no legal obligation to have a Gas Safety Record. However, we recommend you should still get all your gas appliances checked and serviced every year by a Gas Safe registered engineer. Ask your engineer if he’ll give you any documents to show you’ve had a gas safety check or any other work done.
If you’re a landlord
You must, by law, have a gas safety check every 12 months. This must be done on ALL gas appliances and installations owned by you in each of your properties.
You must get this from a Gas Safe Registered engineer for all pipe work, gas appliances and flues installed at your property. (British Gas 2016). If you use an agent to manage your property, you need to make sure your contract clearly states in black and white whose responsibility it is to carry out maintenance on gas appliances. (British Gas 2016).
This is a requirement of the Gas Safety (Installation and Use) Regulations 1998. If an appliance, e.g. a cooker, is owned by the tenant, the landlord is not legally responsible for having it checked.
The engineer will provide the landlord with a Gas Safety Record (previously known as a certificate or a CP12).
By law, under the Gas Safety (Installation and Use) Regulations 1998, it’s your responsibility as a landlord to get a Gas Safety Certificate every twelve months. You must get this from a Gas Safe Registered engineer for all pipe work, gas appliances and flues installed at your property. RSL Services Ltd are Gas Safety Registered Engineers and our engineers do the following as part of their Gas Safety Check.
- Your gas appliances will be checked for gas tightness
- If test points are available, standing and working pressure will be tested
- Burner pressure and gas rate checks will be made against the manufacturers’ data plate
- Checks will be carried out for the provision of all necessary ventilation
- Flue flow will be tested to make sure products of combustion are removed
- All flame failure devices will be checked for satisfactory operation
- Where appropriate, checks will be made for physical stability, presence and effectiveness of stability brackets
- Investigations for any evidence of unsafe operation will be made and reported.
Without completing all of the above checks an appliance cannot be issued a Gas Safety Certificate. RSL Services LTD will also fit Carbon Monoxide Test Units if requested, which are highly recommended by the Health & Safety Executive (HSE).
If you’re a tenant
Your landlord must provide you with a copy of the Gas Safety Record for the property. A copy of this record must be presented to each tenant within 28 days of the check.
EICR & PAT testing
An Electrical Installation Condition Report (EICR) is an inspection on the condition of an existing electrical installation, to identify, in order of priority, any deficiencies against the national safety standard for electrical installations.
